書類関係。。ややこしい。
ゲストハウス開業にむけ、建物の改築、認定農家の申請、宿の許可に合わせて
同時進行しているのが、家と土地の登記。
地方のあるあるかもしれないが、何十年も前に建てられているけど、登記がされて
いないということはよくあるそうです。
で、さらに個々の場合、地目・・つまりは『農地』『宅地』『放棄地』などもまちまち。
宿用の土地は『農地』（実際には建物が立っていますが）ということと、建物も無登記のまま。
そこで手順としては
①非農地証明書申請 （『農地』という地目ですが、もう農地でないですよという証明書）
②地目変更 （『農地』から『宅地』へ）
③土地所有権移行 （土地の所有を、前所有者から自分へ）
④建物の表題登記 （この土地にどういった建物があり、誰のものかという登記）
書くと4項目だが、それぞれに関係者の署名をもらったり、親族の委任書をあつめたりしないといけない。
例えば、①の非農地証明書のために、村の農地協力委員とこの地域の農業委員の方に署名といつごろから農地でないかなど記入してもらう。など
昨年末に①の非農地証明書は受領、そして②の地目変更の申請は完了。
その受領待ちです。
こういうことは司法書士さんに依頼すると早いが、実際自分でもできます。
法務局の方も親切に無料で教えてくれるので、手間はかかるが、いろいろ学ぶのは楽しいです。
Paper work....in progress
I have been rebuilding the house,and as same time, I have dealt with paper work.
One is to become a farmer, and Second is permission for the guesthouse.
and Third one is registration of land and house.
In the countryside, it happens often that people do not register anything even after they built their house. and the time pass, never to be done.
So now I have been dealing with four kinds of application for the land and house.
1. The paper that shows the land is not cultivated for a long time.
2. The paper that indicates the land is not farmland but residential land.
3. The paper that shows whose land it is right now.
4. The paper that approves the house is mine.
It is easy to be written or said, but I had to go west, go east to get the signature of related person.
and at the end of last year, I have received First paper and applied for the Second.
I will write about detail for the one who has same problem in the future.
補助金を申請し、無事に認可され、今週より、いよいよお風呂と洗面台の工事に入ります。
